Why should I BUY or SELL in this market?

January 6, 2010

It’s 2010 in Northern VA, is it time to make a move in your Real Estate Ventures?  YES, YES, YES!  Let me be first to tell you the reasons WHY!

As and EXAMPLE as of today Jan 6th there are 67 homes on the market in Bristow VA.  What does this mean if you are BUYING or SELLING?  If you are a BUYER you will most likely be involved in a short sale which means after submitting an offer and it being accepted and ratified you will be sitting back for 2-6 months for the bank to relieve the current homeowner of the negative equity on their property.  The upside is that you are able to snag a townhome or smaller single family for incredibly less than condos were selling for 4+ years ago.  The prices out there on the market are quite astonishing and with the right expertise you can obtain a steal of a deal in comparison to years past.

The SELLING side; if you are struggling with your mortgage, have a hardship in your life (loss of a job, medical issues, etc) or are on the plus side of your mortgage, THERE IS LITTLE TO NO INVENTORY ON THE MARKET RIGHT NOW AND COMSUMERS WANT YOUR HOUSE!  With the right marketing plan and strategy implemented your home will stand alone in an economy that is desperately in need of inventory.

Bristow VA 20136 Market Stats

Many of you are wondering when will the market increase in value enough to sell or if it will get any lower to buy.  I’ve got news for you; we are turning things around in Bristow VA.

As of right now in Bristow Virginia there are currently 139 homes under contract as of today and ONLY 66 active listings left on the market for purchase.  The average days on market are just over two months so there is time find what you want if you are buying or time to negotiate top dollar for your current home.  This is AMAZING!  Homes sales spiked last month 10.1% and not only that, the government extended the tax credit for first time home buyers AND added to the bill current home owners to also receive a hefty tax return.

If you have been thinking of moving forward with the purchase or sale of a property, Bristow is the area to look into.  Beautiful communities with many amenities and fun for the family, excellent dining, and many shops to pick and choose from.  If you are a first time home buyer or looking to raise a family, Bristow Virginia has everything you could imagine.  With prices ranging from 210,000 – 434,802 there is a suitable living environment no matter where Uncle Sam places you on the tax bracket.
